We are so happy that you are considering staying in our condo. We do appreciate all feedback, and please privately let us know of any areas in which we can improve.

Over Stating the obvious:
- Please do not open the sliders and have the air conditioner running at the same time. It will freeze up the HVAC
- We have stocked the condo with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay.

The rental agreement is as follows:

RENTAL AGREEMENT

1. No Smoking or Vaping in Unit.

2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3.Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect.

4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5.Keep the property and all furnishings in good order, removing any items from the condo including living and kitchen furnishings is not permitted.

6.Only use appliances for their intended uses

7.Pets are NOT allowed.

8. PARKING – Parking is limited to 1 vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Check Out is at 10am.

10.Please lock all doors and all windows upon departure

11. Garbage: Any garbage must be put in the Shute next to the elevators.

12.Storms:
No refunds will be given for storms. You will need to buy your own travel insurance.

13. .Please treat it as if it were you own.

14. NO ILLEGAL ACTIVITY

The space

Gulf front views go on for days and a private balcony to enjoy the sights and sounds. Wake up and watch the dolphins, we have seen them playing in the mornings from the balcony!

We are located on the 4th floor East Building of the Sunbird

2 elevators help get you in and out quickly

The kitchen is fully stocked with everything you need.

There are big screened-smart TVs in the bedroom and living room, with cable. You have access to free private Wi-Fi, as well.

The king-sized bed in Owner's bedroom is super comfy, They're is also a queen sofa bed.

There is a clean, coin-operated (also can take cards) laundry room to use on the bottom floor of the building.

Guest access

Guests have access to entire condo except owners closet.

Additional notes

Upon arrival you will need to check into the office for a parking pass and bracelets so you have full access to the property. Gate Security will issue if after hours and only accept cash after 5pm and on weekends.

**Parking is $30 for the whole stay and each wrist band is $6. There is only one car per unit allowed. If you need additional parking, there is a lot near Ripley's Believe it or Not (across street from Sunbird) that is $12 per day.

**You MUST be 25 years old to book this property as per the Sunbird's HOA rules.

**We also recommend buying travel insurance especially during hurricane season.

**We supply a starter pack of essentials:
a few rolls of toilet paper, a roll of paper towels, a few dishwasher pods, dish soap, hand soap, and travel sized shampoo and conditioner. Any additional supplies will need to be bought or brought with you.

Guest interaction

We are always available via Airbnb messenger. The office is open M-F 8-5 with any property questions, as well. There is a security guard at gate, too.

Neighborhood overview

The Sunbird is in an amazing location, it's situated directly on the Gulf of Mexico with gated parking in front of the building. There is a Walmart within walking distance as well as Walgreens, just in case you forget anything! Beautiful Signal Hill golf course is across the street as well of loads of fun activities! Mini golf, waterpark, Ripley's' Believe it or Not, Wonderworks, Zooworld, Zoological and Botanical park, tons of shopping, fun restaurants and of course the beach! You are next door to the famous Pineapple Willy's! The list goes on and on!
